Project Overview

During Spring 2021, the well-known property developer Bellway Homes engaged in an internal project, carrying out construction works for a new office block at their Merstham base in Surrey. However, the project was threatened by wet weather and damp air in May, when rainfall totals for the month reached 168% of the long-term average in south-east England.

Challenge

As the new build was not yet watertight, a heating and drying solution was urgently required to keep the project on track and protect the work already completed. Lack of climate control equipment can lead to numerous knock-on effects, such as delays to floor laying and plastering. Therefore, creating dry heat and an ambient temperature was a top priority.

Bellway approached RVT Group for a flexible and effective heating solution, which would allow works to progress without interruption whilst also protecting workers from the adverse weather conditions.

Solution

RVT recommended the Climex 110kw Indirect Oil-Fired Heater to create a flow of dry heat via flexible ducting throughout the building core. This was paired with Climex Air Distribution Kits to ensure that warm air was evenly distributed through the damp areas and that the main fabric of the new build dried out. This solution provided a constant dry heat and put the build under positive pressure, purging the moisture from the air and preventing any further damp build up. The temperature and humidity were tracked using our Monitex TRH monitor. This unit monitored the temperature and humidity levels in continuous real time and provided those on site with measurements every five minutes ensuring the drying-out programme remained effective for the duration of the project.
